Loss Mitigation is about “lessening the force or intensity of something unpleasant, as wrath, pain, grief, or extreme circumstances” (definition by dictionary.com).
In the real estate, banking or mortgage world, simply put it is about minimizing financial losses. In order to minimize loss, you must first have an accurate understanding of value and marketability.
What does a Loss Mitigation appraisal look like at AMS?
AMS understands that you will be relying on your loss mitigation appraisal to make some important decisions. Our reports will prepare you to make these decisions in an informed manner.
What to expect:
Our loss mitigation and REO appraisals provide you with the following;
       -A clear picture of the subject’s marketing area, and a snapshot of the current marketing conditions.
-A complete description of the subject and its current condition, including photos.
-An accurate description of the comparable sales, and competing listings, including photographs.
-An itemized list of needed repairs, including a detailed cost estimate.
-An "as-is" and "as-repaired" value estimate based on the subject’s condition, cost of repairs and competing sale and listing data.
An exclusive feature of our Loss Mitigation and REO appraisals is our “AMS Marketability Survey”
The AMS Marketability Survey provides an analysis of the subject’s marketing area, including typical time on market, list to sales price ratio, REO saturation and absorption rates. The AMS Marketability Survey also provides a list of needed repairs including cost estimates, but goes on to provide further analysis of how the subject satisfies current market expectations for its size, location and value range. This information will better prepare you in terms market acceptance, expected holding times, and expected buyer requests.
