-An itemized list of needed repairs, including a detailed cost estimate.
-An "as-is" and "as-repaired" value estimate based on the subject’s condition, cost of repairs and competing sale and listing data.
 
An exclusive feature of our Loss Mitigation and REO appraisals is our “AMS Marketability Survey” 
 
The AMS Marketability Survey provides an analysis of the subject’s marketing area, including typical time on market, list to sales price ratio, REO saturation and absorption rates. The AMS Marketability Survey also provides a list of needed repairs including cost estimates, but goes on to provide further analysis of how the subject satisfies current market expectations for its size, location and value range. This information will better prepare you in terms market acceptance, expected holding times, and expected buyer requests.
