What is the AMS appraoach to the valuation of Real Property?
 
There’s a lot of debate these days concerning the state of the Appraisal Industry. Real estate appraisals and appraisal review in particular, are part of the DUE DILIGENCE process as it relates to the residential mortgage process, loan servicing, and the securitization of loans in the secondary market.
 
DUE DILIGENCE is Defined by  Merriam-Webster’s dictionary :
            1:the care that a reasonable person exercises to avoid harm to other persons or their 
               PROPERTY
            2:research and analysis of a company or organization in preparation for a business
               transaction (as a CORPORATE merger or purchase of securities)
  
 
Usually when you hear due diligence, you also hear the term ANALYTICS.

While analytics is a very interesting tool when looking at trends in a large geographic area, real estate appraisal is almost always about an individual property. Does it makes sense to try to determine the value of a single house, condo or even a 2-4 unit dwelling by having a computer analyze statistics covering tens or hundreds of thousands of properties? 
 
Some of the most important factors in the valuation of ANY property are:   
             1:Location

     f              3:Quality
     ff             4:External Influences 
 
The interesting thing about analytics is that location can be considered typically only to the zip-code level, and condition, quality and external influences are not considered at all.
